“Property tax in this city is genuinely easy to pay online and genuinely easy to get wrong. The difference is knowing your SAS number and which form applies to you.”
• On a process that works better than its reputation
Bengaluru property tax is paid through a self assessment scheme, which means you calculate what you owe based on your property's details and the applicable rates rather than waiting for a bill. The online portal does most of the arithmetic once it has identified your property.
One important piece of context: BBMP was dissolved on 2 September 2025 and replaced by the Greater Bengaluru Authority, under which five city corporations covering North, South, East, West and Central Bengaluru now assess and collect property tax. For property owners the practical news is good, because the portal, your SAS or PID number, the rates and your payment history all continue as before. What changed is which corporation administers your property.
This guide covers the whole process: finding your number, choosing the right form, the rebate, paying, and getting a receipt. Our zones guide explains how the calculation works and our deadlines guide covers what happens if you are late.
Quick Information
Everything needed to pay. Confirm the current year's rebate date on the portal, since it has been extended in some years.
What Do I Need Before I Start?
Your SAS application number or PID number, and a payment method. If you have paid before, the number is on your previous receipt, which is the fastest route in.
The SAS application number is the identifier the system uses to locate your property record. If you cannot find a previous receipt, the portal offers search options using the PID number, the old assessment number, or the property owner's details. For a newly purchased property, the seller's last receipt will carry the number you need, which is one of several reasons to collect it at handover.
If you genuinely cannot locate any of these, the portal's search function and your corporation's office can help identify the record. Under the new structure, confirm which of the five corporations administers your area first, because approaching the wrong one wastes a trip. Owners whose ward boundaries shifted during the reorganisation should note that the underlying tax record stays the same even where the ward number changed.
“Pay in one instalment before the cut off and you save five percent. Split it into two and you save nothing. That is the whole rebate rule and it catches people every year.”
• The detail worth knowing before you click
Which Form Applies to Me?
- Form IV, the white form. Use this when nothing about the property has changed since your last return: no new construction, no extension, no change of use, no change in occupancy status. This covers most owners in most years.
- Form V, the blue form. Use this when something has changed: new construction, an extension, a demolition, a change from residential to commercial use or vice versa, or a change in the property's built up area.
- Form VI. For properties exempt from property tax but liable to pay service charges. A narrower category, and the portal will indicate where it applies.
- Choosing wrongly matters. Filing Form IV when your property details have changed means you have under declared, which surfaces later as a demand for the difference plus penalty. Declare changes in the year they happen.
- New properties. A property being assessed for the first time follows a separate first assessment route, and the khata and tax record need to be created before annual returns begin. Our khata documents guide covers what is needed.
- If you are unsure. The portal's guidance and your corporation's help desk can confirm which form applies. It is worth asking rather than guessing, because a wrong form is harder to correct than to avoid.
What Is the Step by Step Process?
Open the portal, enter your SAS or PID number, verify the property details, select the form, check the computed tax, choose a single full payment to claim the rebate, pay and download the receipt.
- 1. Go to the official portal. At bbmptax.karnataka.gov.in. Use the official address rather than a search result, since lookalike sites exist for most government payment portals.
- 2. Enter your SAS application number or PID. The system retrieves your property record. If it does not, use the alternative search options rather than creating a new record, which would duplicate the assessment.
- 3. Verify the property details carefully. Owner name, address, built up area, zone classification and usage type. Errors here produce a wrong tax amount, and our common errors guide covers what to look for.
- 4. Select the correct form. Form IV if nothing has changed, Form V if it has. The portal will take you through the relevant declaration.
- 5. Review the computed tax. The system calculates using Unit Area Value and your zone. Check it against last year's figure and query any large unexplained change.
- 6. Choose single payment for the rebate. A single full year payment before the announced cut off, typically 31 May, attracts a 5 percent rebate. Two instalments forfeit it entirely.
- 7. Pay. Net banking, card and UPI options are available. If a payment fails, check your bank statement before retrying, since duplicate payments are tedious to reclaim.
- 8. Download the receipt immediately. Save it and keep it. You will need it for khata transfer, home loans, selling the property and as proof of address in several other processes.
How Does the Rebate Work?
A five percent rebate applies to a single full year payment made by the announced cut off date, which is typically 31 May. Paying in two instalments means no rebate at all.
The rebate is a genuine saving and the conditions are strict. It requires the entire year's tax paid in one transaction before the deadline. The cut off has been extended in some years for administrative reasons, and in 2024 it was pushed to 31 July ahead of a model code of conduct period, so it is worth checking the current year's announced date on the portal rather than assuming.
The arithmetic is straightforward. On a thirty thousand rupee annual bill, the rebate saves fifteen hundred rupees. Miss the deadline and the position reverses into a penalty of two percent per month on the outstanding amount plus interest, which on the same bill after two months is considerably more than the rebate was worth. Our deadlines guide covers the penalty position in detail.
What Should I Do After Paying?
- Download and file the receipt. Digitally and on paper. It is required for khata transfer, home loan applications, selling the property, and frequently accepted as proof of address.
- Check the payment reflected. Confirm the receipt shows the correct year, amount and property. Some owners have reported delays in payment confirmation during the corporation transition, so verify rather than assume.
- Keep a running file. Several years of receipts together. Buyers and lenders ask for payment history, and reconstructing it later is avoidable work.
- Note your corporation. Under the five corporation structure, record which of North, South, East, West or Central administers your property, since every future query goes there.
- Update the record if anything changed. New construction, an extension or a change of use should be declared in the year it happens using Form V, rather than discovered later as an under declaration.
- Fix errors now, not later. If the record shows a wrong name, address or area, take it to your corporation with your documents. Records were transferred from BBMP archives to the corporations, and corrections now go through the corporation route.
Paying Property Tax Online: Frequently Asked Questions
How do I pay my property tax online in Bangalore?
Through the portal at bbmptax.karnataka.gov.in. Enter your SAS application number or PID, verify the property details, select the correct form, review the computed tax, pay in a single instalment to claim the rebate, and download the receipt.
Has property tax changed now that BBMP has been replaced?
BBMP was dissolved on 2 September 2025 and replaced by the Greater Bengaluru Authority, with five city corporations now assessing and collecting. For owners the portal, SAS or PID number, rates and payment history continue unchanged. Only the administering body differs.
What is the property tax rebate in Bangalore?
Five percent, for a single full year payment made by the announced cut off, typically 31 May. It applies only to single payment full year settlements, so paying in two instalments forfeits it. The date has been extended in some years, so check the portal.
Which property tax form should I use?
Form IV, the white form, when nothing about the property has changed since your last return. Form V, the blue form, when there has been new construction, an extension, a demolition or a change of use. Form VI applies to exempt properties liable for service charges.
Where do I find my SAS application number?
On your previous property tax receipt, which is the fastest route. If you cannot find one, the portal offers search by PID number, old assessment number or owner details. For a newly bought property, the seller's last receipt carries the number.
What happens if I pay in two instalments?
You forfeit the five percent rebate entirely, since it applies only to single full year payments made before the cut off. Two instalments are permitted and are penalty free if paid within the applicable dates, but there is no discount.
What is the penalty for paying property tax late in Bangalore?
Two percent per month on the outstanding amount, plus interest. On a Rs 30,000 annual bill, that is substantially more than the Rs 1,500 the rebate would have saved, which is why the single payment before the cut off is worth prioritising.
Do I need a khata to pay property tax?
Property tax and khata are linked but separate. A scheme was introduced allowing owners to pay property tax before obtaining a khata certificate, and the e-Aasthi platform now connects the two records. Our khata guides cover how that works.
Why is my property tax amount different from last year?
Common causes are a zone reclassification, a change in declared built up area or usage, or a correction applied to the record. Some owners reported zone reclassifications producing unexpected changes during the corporation transition, so query anything unexplained with your corporation.
Who do I contact if there is an error in my property tax record?
Your city corporation under the Greater Bengaluru Authority, since records were transferred from BBMP archives to the five corporations and corrections now go through the corporation route. Take your sale deed, previous receipts and identity documents.
