“Read your property tax receipt once a year. Nearly every expensive property tax problem in this city was visible on a receipt somebody filed without looking at.”
• On the cheapest preventive habit available
Property tax in Bengaluru is self assessed, which means the responsibility for getting the declaration right sits with the owner. The portal calculates, but it calculates from what your record says and what you declare, so an error in either produces a wrong amount that nobody else will catch until it matters.
Errors come in two kinds. Ones you make, such as filing the wrong form or failing to declare an extension. And ones in the record, which have become more common since BBMP was dissolved on 2 September 2025 and its records were transferred to the five city corporations under the Greater Bengaluru Authority.
This guide covers both: the errors that produce under or over payment, the record problems arising from the transition, how to spot each one, and how to get them corrected. Our payment guide covers the routine process and our zones guide explains how the calculation works.
Quick Information
The errors that cost money, and where each one shows up.
Which Filing Errors Cost People Money?
Filing the wrong form, failing to declare construction or a change of use, declaring tenanted property as self occupied, and missing the rebate. All four are avoidable and all four produce either a penalty later or an overpayment now.
- Filing Form IV when details have changed. Form IV declares that nothing has changed. If you built an extension, changed the use or altered the covered area, Form V applies. Filing the wrong one is an under declaration, and it surfaces later as a demand plus penalty.
- Not declaring new construction. An additional floor, a covered terrace, a garage conversion or an enclosed balcony all change the built up area. Declare it in the year it happens rather than when somebody notices.
- Declaring tenanted property as self occupied. Tenanted property attracts a higher rate in the same zone. If you let the property out, the occupancy status should change, and the difference plus penalty is recoverable if it does not.
- Misdeclaring the use category. Running a business from part of a residential property, or letting to a commercial tenant, changes the applicable category. Mixed use needs declaring correctly rather than simplified.
- Missing the rebate. Paying in two instalments or after the cut off forfeits five percent, and paying late adds two percent per month plus interest. The swing on a Rs 30,000 bill is over five thousand rupees.
- Accepting the computed figure without checking. The portal computes from your record. If the record has a wrong area or zone, you will pay a wrong amount indefinitely without ever being told.
- Creating a duplicate assessment. When the portal does not find a property, some owners create a new record rather than searching properly. That produces two assessments on one property, which is tedious to unwind.
“Declare the extension in the year you build it. Declaring it when somebody from the corporation notices costs you the arrears, the penalty and the argument.”

What Record Errors Came Out of the Corporation Transition?
Outdated ownership names, address changes not carried across, zone reclassifications producing unexpected rate changes, and missing payment history. All four have been reported since records moved from BBMP archives to the five corporations.
The handover on 2 September 2025 moved property tax records from BBMP to five city corporations covering North, South, East, West and Central Bengaluru. Transfers of this scale produce data problems, and the specific ones reported are ownership names that were outdated because a khata transfer was mid process at the handover, address changes that did not carry across, zone reclassifications that produced unexpected rate changes, and gaps in payment history.
Each of these requires direct engagement with the corporation rather than the former BBMP route. The recommended approach for owners seeing inconsistencies is to compile the original BBMP records, the sale deed and any payment receipts, and approach the relevant corporation with the complete picture. Owners whose ward boundaries shifted in the reorganisation should note that the underlying tax record stays the same even where the ward number changed, so a new ward number is not itself an error.
How Do I Check My Record for Errors?
- Check the owner name. Against your sale deed and Aadhaar. Outdated names are the most reported transition problem, and a wrong name blocks khata transfer and causes eKYC failures.
- Check the built up area. Against your approved building plan and the actual construction. A mismatch in either direction matters: under declaration creates liability, over declaration means you are overpaying.
- Check the zone. Against the notified zone for your location rather than accepting what the record says. A misapplied zone produces a wrong bill every year until corrected.
- Check the use category and occupancy status. Residential or commercial, self occupied or tenanted. Both affect the rate and both are commonly out of date after a change of circumstances.
- Check the address and property identifiers. PID, SAS number, ward and address. Address changes that did not carry across the transition are a reported problem.
- Check the payment history. Confirm the years you have paid appear as paid. Missing payment history after the records transfer has been reported, and you need your receipts to prove it.
- Check for a duplicate assessment. Search by owner name and address as well as by number. Two records on one property produce confusion at sale and are best resolved early.
- Do this annually when you pay. It takes two minutes with the receipt in front of you and prevents nearly everything on this page.
How Do I Get an Error Corrected?
Compile the original records, the sale deed and your receipts, and approach the city corporation administering your area. Corrections now go through the corporation route rather than the former BBMP route.
Establish first what the record says and what you believe is correct, with documents supporting your version: the sale deed for ownership and address, the approved building plan for area, the notification for zone, and receipts for payment history. Where the error dates from before the handover, bringing the original BBMP records alongside the current corporation position is specifically recommended and makes the case considerably easier to resolve.
Confirm which of the five corporations administers your property before going, since approaching the wrong one wastes a trip. If the matter does not resolve, file a written grievance through the corporation's complaint system and keep the reference. If that produces nothing, an RTI application asking for the status of your specific file and the basis of the assessment applied to your property is effective, and our RTI guide covers how to file one.
What If I Discover I Have Been Under Declaring?
Correct it voluntarily using Form V rather than waiting to be found. A voluntary correction is a far better position than a demand raised after inspection.
Under declaration usually happens innocently: somebody enclosed a balcony years ago, or let out a floor, or converted part of a house for a business, and never thought about the tax consequence. It remains an under declaration, and corporations do conduct surveys and inspections.
The practical advice is to declare the correct position on Form V at the next filing, expect a demand for the difference for the relevant period with penalty, and pay it. It is unpleasant and it is finite. The alternative is discovering it during a sale or a loan application, under time pressure, with a buyer waiting, which is considerably worse. For anything substantial, or where the under declaration relates to construction that also deviates from the sanctioned plan, take advice from a property lawyer first, because the tax question and the building approval question may be linked.
Property Tax Filing Errors: Frequently Asked Questions
What is the most common property tax filing error in Bangalore?
Filing Form IV, which declares that nothing has changed, when the property details have in fact changed through new construction, an extension or a change of use. That is an under declaration and it surfaces later as a demand for the difference plus penalty.
What happens if I do not declare an extension or new construction?
It remains an under declaration and corporations do conduct surveys and inspections. The better course is to declare the correct position voluntarily on Form V, accept a demand for the difference with penalty for the relevant period, and clear it.
Does tenanted property pay more property tax than self occupied?
Yes, tenanted property attracts a higher rate in the same zone. If you let the property out, the occupancy status should be updated in your declaration, since the difference plus penalty is recoverable if it is not.
What record errors have appeared since BBMP was replaced?
Outdated ownership names where khata transfers were mid process at the September 2025 handover, address changes that did not carry across, zone reclassifications producing unexpected rate changes, and missing payment history after records moved from BBMP archives.
How do I correct an error in my property tax record?
Compile the original BBMP records, your sale deed and any payment receipts, and approach the city corporation administering your area under the Greater Bengaluru Authority. Corrections now go through the corporation route rather than the former BBMP route.
What should I check on my property tax record each year?
The owner name against your deed and Aadhaar, the built up area against your approved plan, the zone against the notification for your location, the use category and occupancy status, the address and identifiers, and the payment history.
What is a duplicate property tax assessment?
Two records existing for one property, usually created when an owner cannot find their record on the portal and creates a new one instead of searching properly. It causes confusion at sale and is best identified and resolved early.
My ward number changed. Is that an error?
No. The reorganisation redrew ward boundaries across the five new corporations, and the underlying tax record remains the same even where the ward number changed. A new ward number alone is not a record error.
What if a year shows unpaid but I have the receipt?
Take the receipt to your city corporation. Missing payment history has been reported following the transfer of records from BBMP archives to the corporations, and your receipt is the evidence that resolves it.
What do I do if the corporation does not fix my error?
File a written grievance through the corporation's complaint system and keep the reference number. If that produces no result, an RTI application asking for the status of your file and the basis of the assessment applied to your property is an effective escalation.
