“Nobody in this city has ever regretted spending forty thousand rupees on a property lawyer. Plenty have regretted not doing it.”
• The one piece of advice in this guide
Buying property in Bangalore comes down to four checks: a clean title chain, a valid khata, an encumbrance certificate showing no undisclosed charges, and RERA registration for any under-construction project. Everything else, price, location, amenities, is negotiable. These four are not.
The city's property market is large, active and legally complicated, with a mix of city corporation (formerly BBMP), BDA, panchayat and revenue land in different parts of the metropolitan area. That complexity is where buyers get into trouble, and it is entirely navigable with the right checks.
This guide covers the documents, what khata actually means, RERA, the registration process, total costs including stamp duty, and home loans.
Quick Information
The buyer's checklist, tabled. Print it, take it to every site visit, tick nothing you have not seen.
What Documents Should I Verify Before Buying?
The title chain, khata, encumbrance certificate, tax receipts and building approvals, and you should have a property lawyer verify all of them. This list is the difference between a purchase and a problem.
- Mother deed and title chain. The sequence of ownership transfers, ideally traced back thirty years. A lawyer reads this properly; you cannot.
- Sale deed. The registered document transferring ownership. Check names, extent and boundaries against everything else.
- Khata certificate and extract. The municipal record of the property for tax purposes, in the current owner's name.
- Encumbrance certificate. Obtained through the state's Kaveri Online Services, showing registered transactions and any charges against the property.
- Property tax receipts. Up to date, in the seller's name, with no arrears.
- Approved plan and commencement certificate. For any construction, confirming it was sanctioned.
- Occupancy certificate. For completed buildings. Its absence is a genuine red flag.
- RERA registration. For under-construction projects, verified on the Karnataka RERA portal rather than on the builder's brochure.
What Is Khata and Why Does It Matter?
Khata is the municipal record identifying a property for tax purposes, and you need it for registration, loans and utility connections. It is not proof of ownership; the title deed is. But without a valid khata a property is difficult to sell, difficult to finance and difficult to service.
Bangalore distinguishes between A khata, for properties on approved municipal records and fully compliant with regulations, and B khata, for properties recorded separately because of some non-compliance. A khata properties are straightforward. B khata properties are cheaper and carry real complications with loans, resale and approvals.
If you are buying with a home loan, most lenders strongly prefer A khata. B khata properties can be financed by some lenders in some circumstances, and they are harder to sell later. Understand exactly which you are buying before you pay an advance.
How Do I Verify a Project Under RERA?
Search the project and the developer on the Karnataka RERA portal, and read the filings rather than the brochure. Registration is mandatory for qualifying projects, and the portal carries the approved plans, timelines, land details and the developer's other projects.
- Check the registration number. It should appear in the developer's advertising. Verify it on the portal, do not take the brochure's word.
- Read the declared timeline. The completion date filed with RERA is the one that carries legal weight.
- Look at the developer's other projects. Delays on their existing filings tell you what to expect.
- Check the agent too. Real estate agents also require RERA registration.
- Complaints. The authority handles buyer complaints against registered projects, which is precisely why registration matters.
What Does Buying Property in Bangalore Actually Cost?
The price, plus stamp duty and registration charges, plus GST on under-construction property, plus legal, loan and transfer costs. Budget roughly eight to twelve per cent above the sale price for the total transaction, and confirm current rates before you commit.
- Stamp duty. 5 percent for property above Rs 45 lakh, with lower slabs below that, plus a cess and surcharge on the duty. It is charged on the higher of the sale price or the guidance value.
- Registration charges. 2 percent of the property value since August 31, 2025, doubled from 1 percent, payable at registration.
- GST. Applies to under-construction property, not to completed properties with an occupancy certificate.
- Legal fees. For title due diligence. The best money you will spend in the whole transaction.
- Home loan costs. Processing fees, legal and technical valuation charges.
- Khata transfer. A fee and a process after registration. Do not skip it.
- Society and corpus charges. In apartment purchases, often substantial and payable at handover.
How Do Home Loans Work Here?
Lenders typically finance up to around 75 to 90 per cent of property value depending on ticket size, and they conduct their own legal and technical verification. That verification is useful to you: a lender rejecting a property is telling you something important.
- Get pre-approved. It tells you your real budget and strengthens your position with sellers.
- Compare more than the rate. Processing fees, prepayment terms and the reset frequency on floating rates all matter.
- Lender due diligence. Banks verify title independently. Treat a rejection as information, not an obstacle to work around.
- Khata matters. A khata properties are financed straightforwardly. B khata is harder.
- Keep documents ready. Income proof, tax returns, bank statements and the property papers. Delays here are the main cause of slow closings.
Which Areas Should I Consider Buying In?
Buy where the infrastructure is arriving rather than where it has already arrived, but only where the paperwork is clean. Bengaluru's metro expansion has been the single biggest driver of property value shifts in the last decade.
- Along the metro. Corridors served by the Purple, Green and Yellow lines have all seen sustained demand. The Blue Line to the airport is under construction and will affect the north.
- North Bengaluru. Hebbal, Yelahanka, Jakkur, Thanisandra and the Devanahalli stretch. Newest stock, airport proximity, and the most infrastructure upside.
- East. Whitefield, Sarjapur Road and the ORR corridor. Strong rental demand from the tech workforce.
- South. Jayanagar, JP Nagar, Bannerghatta Road and the Electronic City corridor, which the Yellow Line transformed in August 2025.
- West. Rajajinagar, Vijayanagar and Kengeri. Best value with existing metro access.
- The edges. Cheaper, and where khata and approval complications are most common. Extra diligence required.
Should I Buy Under Construction or Ready to Move?
Ready to move if you want certainty, under construction if you want a lower entry price and can carry the risk. The trade-off is straightforward and the risk is real.
- Ready to move. No GST, no completion risk, you see exactly what you are buying, and you can move immediately. Higher price.
- Under construction. Lower entry price, staged payments, and GST applies. Delivery risk is the whole question, which is why RERA filings matter so much.
- Resale. Often the best value in established areas, but requires the most careful title diligence.
- Whatever you choose. Verify the occupancy certificate for completed property and the RERA filing for anything under construction.

What documents should I check before buying property in Bangalore?

A municipal record identifying a property for tax purposes. It is required for registration, home loans and utility connections, though it is not itself proof of ownership.

How do I check if a project is RERA registered?

What is stamp duty on property in Bangalore?
For property above Rs 45 lakh, Karnataka charges 5 percent stamp duty above Rs 45 lakh (lower slabs below that), plus cess and surcharge on the duty, and a 2 percent registration fee since August 31, 2025, roughly 7.6 percent in all on the higher of sale price or guidance value. Confirm current rates before budgeting.

GST applies to under-construction property. It does not apply to completed properties that have received an occupancy certificate.
How much should I budget above the sale price?
Roughly eight to twelve per cent for stamp duty, registration, legal fees, loan costs and khata transfer, with GST additional on under-construction property.
Should I buy under construction or ready to move?
Ready to move gives certainty and avoids GST at a higher price. Under construction is cheaper but carries delivery risk, which is why RERA filings matter.
Do I need a property lawyer?
Yes. Independent title due diligence is the single most valuable expenditure in the whole transaction.
Which areas in Bangalore are best for property investment?
Corridors along the metro network, north Bengaluru around Hebbal, Yelahanka and Devanahalli, and the east along Whitefield and Sarjapur Road. Diligence on khata and approvals matters most at the city's edges.
