“In Bengaluru you are not buying a flat. You are buying a builder's willingness to finish it, and those are two very different purchases.”
• The only rule of thumb that has never failed me
The top builders in Bangalore, judged on delivery record rather than hoarding size, are Prestige Group, Sobha Limited, Brigade Group, Puravankara, Salarpuria Sattva, Godrej Properties, L and T Realty, Embassy Group, Shriram Properties, Assetz, Total Environment, Mantri Developers, Century Real Estate, DNR Corporation, Provident Housing, Mahindra Lifespaces, Tata Housing, Kolte Patil, RMZ Corp and Nambiar Builders. That is the list this entire article is about, and I have written it the way I would explain it to a friend over filter coffee rather than the way a listing portal would.
I have walked through more sample flats in this city than I care to admit. The pattern is depressingly consistent. The marketing suite is always beautiful, the amenity render always has a family of four laughing beside a pool, and the actual difference between a good purchase and a five-year regret comes down to three unglamorous things: who the builder is, what they have already handed over nearby, and whether the project is RERA registered with a realistic completion date.
So this is a guide to builders in Bangalore, not to projects. Projects launch and sell out. Builders stay, and their habits stay with them. Some of these names have been delivering since the seventies. Some of them are newer but have quietly built the nicest homes in the city. And a couple are on this list because they are unavoidable, not because I would put my own money there without a very careful look at the specific project.
One thing before we start. Price bands here are indicative for 2026 and move with location and configuration faster than any article can track. A two bedroom flat from the same builder can differ by a crore between Hennur and Indiranagar. Treat every number below as a starting point for your own homework, not as a quote.
Quick Information
Twenty builders, one table, zero sales pitches. If you read nothing else, read this and then go check the RERA number yourself.
Who Are the Top Builders in Bangalore Right Now?
Prestige, Sobha, Brigade, Godrej Properties, Puravankara and Embassy are the six names that come up in almost every serious conversation about builders in Bangalore, because between them they have delivered the bulk of the city's organised housing supply and they all have a public reputation they cannot easily walk away from. Below that tier sit a set of specialists who are often the better buy in their own pocket of the city.
- The scale players. Prestige, Brigade and Puravankara. Large launches, multiple towers, amenities that actually get built, and resale liquidity because buyers recognise the name.
- The quality players. Sobha, Total Environment, L and T Realty and Assetz. You pay more per square foot and you get finishes, structural work and design that survive the first monsoon.
- The institutional players. Godrej Properties, Tata Housing and Mahindra Lifespaces. Corporate governance, clean paperwork, fewer surprises, slightly less local flair.
- The commercial-first players. Embassy, RMZ and Salarpuria Sattva. Their residential work sits inside ecosystems they already own, which is either a great convenience or an overpriced novelty depending on where you work.
- The value players. Provident Housing and Shriram Properties. Genuine sub-crore homes from developers with real balance sheets, which is a rarer combination in this city than it should be.
- The local specialists. DNR in the north, Nambiar and Mantri in the south, Century with its land bank, Kolte Patil with its delivery record. Strong in their corridor, less relevant outside it.
“Ask a builder how many projects they have handed over. Then ask how many they handed over on the date printed in the original agreement. The second number is the honest one.”
• What I ask in every sales office
Which Are the Best Builders in Bangalore for Apartments?
For apartments specifically, the most reliable names are Prestige, Brigade, Godrej Properties, Sobha, Puravankara and Assetz, with Provident the standout among affordable apartment builders in Bangalore. Apartment buying rewards scale, because a big developer can absorb a delay and still finish the clubhouse, whereas a small one sometimes cannot.
- Prestige Group. The widest apartment range in the city, from Rs 80 lakh homes to large luxury towers. If you want choice across every corridor, this is where you start.
- Brigade Group. Strong on integrated townships where the apartment sits next to retail, a school and an office block. Good for people who do not want to drive for everything.
- Godrej Properties. Clean compliance, predictable handover, and the kind of documentation your bank's legal team will not argue with.
- Sobha Limited. The best-built apartments in the mainstream premium band. You feel it in the door frames, the plaster and the plumbing five years in.
- Puravankara. Fifty years of apartments across the city and a resale market that knows the name. Mid to premium, dependable rather than exciting.
- Assetz. Smaller output, better design thinking. Layouts that make sense for how people actually live, and a genuine sustainability agenda rather than a page of it.
- Provident Housing. The Puravankara arm that builds the sub-Rs 85 lakh apartment properly. The best answer I have for a first-time buyer with a real budget.
Who Are the Best Villa Builders in Bangalore?
The strongest villa builders in Bangalore are Total Environment, Sobha, Prestige, Assetz, Nambiar and Embassy, with the gated villa belts concentrated on Sarjapur Road, Whitefield, Devanahalli and the northern airport corridor. Villas are less forgiving than apartments, because you cannot spread a bad builder's mistakes across four hundred flats.
- Total Environment. The most distinctive homes in the city. Terraced gardens, exposed brick, architecture that behaves like architecture. Expensive, slow, and worth it if the style is yours.
- Sobha Limited. Row houses and villas built to the same obsessive standard as their apartments. The safest structural bet in the villa segment.
- Prestige Group. Large gated villa communities in the eastern and northern corridors, with the amenity infrastructure of an apartment township.
- Embassy Group. Ultra-luxury villas near their business parks and around the airport corridor, aimed squarely at senior corporate buyers.
- Assetz. Smaller villa and row-house communities with better landscaping and lower density than the big names.
- Nambiar Builders. Sarjapur and the southern corridor, with villa projects that have built a solid word-of-mouth reputation among tech-corridor buyers.
- The plot warning. In villa projects, confirm whether you own the land or a share in it, because that distinction changes your resale, your loan and your rebuilding rights entirely.
What Do Apartments From the Top Builders in Bangalore Cost in 2026?
Expect roughly Rs 35 lakh to Rs 85 lakh from affordable specialists like Provident, Rs 60 lakh to Rs 1.5 crore in the mid segment from Shriram, Brigade, Puravankara and Mahindra, Rs 1 crore to Rs 3 crore in the premium band from Sobha, Godrej, Tata and Assetz, and Rs 3 crore upward from Embassy, RMZ, Total Environment and L and T Realty. Location moves these numbers more than the logo does.
- Affordable, Rs 35 lakh to Rs 85 lakh. Provident Housing and parts of Shriram Properties, mostly on the outer corridors. Compact configurations, honest construction, long commutes.
- Mid, Rs 60 lakh to Rs 1.5 crore. Brigade, Puravankara, Mantri, Century, Kolte Patil, Mahindra Lifespaces, Nambiar. The volume market and where most of the city buys.
- Premium, Rs 1 crore to Rs 3 crore. Sobha, Godrej, Tata Housing, Assetz, Salarpuria Sattva, DNR, Prestige's better addresses.
- Luxury and ultra, Rs 3 crore and up. Embassy, RMZ, Total Environment, L and T Realty and the top Prestige and Sobha towers.
- What is not in the price. Stamp duty and registration, GST on under-construction property, club membership, corpus fund, car park charges, and the maintenance deposit. Budget ten to fifteen per cent above the quoted figure.
- The floor rise trap. Per-floor premiums, view premiums and preferred-location charges are quoted separately and add up quickly. Ask for the all-in number in writing.
“The cheapest flat from a good builder beats the best flat from a bad one. That is the whole of Bengaluru real estate in nineteen words.”
• Advice I wish someone had given me first
Which Builders in Bangalore Are the Safest for First-Time Buyers?
Godrej Properties, Tata Housing, Mahindra Lifespaces, Provident Housing and Brigade Group are the safest starting points for a first-time buyer, because their paperwork is institutional, their RERA filings are consistent and their banks approve loans without a fight. Safety here means predictability, not the lowest price.
- Listed or group-backed is a real advantage. Prestige, Sobha, Brigade, Puravankara, Godrej, Mahindra, Kolte Patil and Shriram are publicly listed, Embassy's development arm is listed as Embassy Developments, and Tata Housing sits inside the Tata Group. Public accountability changes behaviour.
- Bank approval is free due diligence. If two or three major lenders have already approved a project, someone else's legal team has read the title documents. It is not a guarantee, but it is a filter.
- Ready to move removes the biggest risk. You pay more and you lose the construction-linked payment advantage, but you see exactly what you are buying and there is no completion risk at all.
- Occupancy certificate, not completion certificate. The OC is the document that makes a building legally habitable. Do not accept possession without it, whatever the builder's name is.
- Check the maintenance handover. Ask how long the builder holds maintenance before handing it to the owners' association, and what happens to the corpus fund when they do.
How Do I Verify a Builder in Bangalore Before Buying?
Check the project's RERA registration on the Karnataka RERA portal, confirm the builder's CREDAI Bengaluru membership, read the encumbrance certificate and khata, and then go visit a project the same builder completed at least five years ago. The last step is the one almost nobody does and the one that tells you the most.
- Karnataka RERA. Every project of more than eight units or 500 square metres must be registered. The portal shows the promoter, the approved plan, the declared completion date and any complaints filed.
- CREDAI Bengaluru membership. Not a quality certificate, but a reasonable signal of an organised developer with something to lose. The member list is public.
- Khata and title. A khata, an encumbrance certificate going back at least thirteen years, and a clean title chain. If the seller hesitates on any of these, walk.
- The five-year visit. Drive to a handed-over project, find the residents' association WhatsApp group admin, and ask about seepage, lift maintenance, water supply and how long the snags took to fix.
- Litigation search. Search the builder's name along with the words consumer complaint and NCLT. Ten minutes of reading will tell you more than ten site visits.
- Payment schedule. Construction-linked plans protect you. Anything front-loaded, especially in an unregistered project, transfers the entire risk to you.
Which Builders Are Strongest in Each Part of Bangalore?
North Bengaluru around Hebbal, Yelahanka and Devanahalli belongs to DNR, Prestige, Brigade, Embassy and Century, the east through Whitefield and Sarjapur is Prestige, Sobha, Godrej, Assetz and Salarpuria Sattva, the south through Kanakapura and Bannerghatta is Shriram, Mantri, Nambiar and Puravankara, and the west around Rajajinagar and Mysore Road is thinner but Brigade, Provident and Century are active there.
- North, the airport corridor. The fastest appreciating belt of the last decade and the most speculative. DNR is the local specialist, Embassy and Prestige dominate the premium end near Devanahalli.
- East, Whitefield and Sarjapur. The deepest supply and the deepest competition. Almost every builder on this list has something here, which is good for negotiation.
- South, Kanakapura and Bannerghatta. Better value per square foot, greener, and the metro extension has changed the commute maths. Shriram and Nambiar know this belt best.
- Central, Indiranagar to Lavelle Road. Almost no new large supply. What exists is ultra-premium and comes from Total Environment, Embassy, RMZ and boutique developers.
- West, Rajajinagar to Mysore Road. The most underrated part of the city for value, with less organised supply. Provident and Brigade are the recognisable names.
- A note on corridors. Buy the commute, not the corridor. A metro station within walking distance is worth more to your daily life than any amenity list.
What Are the Common Complaints Against Builders in Bangalore?
The three recurring complaints are delayed possession, a gap between the sample flat and the delivered flat, and maintenance disputes after handover. All three are visible in advance if you read RERA filings and speak to residents of the builder's earlier projects.
- Delay. The most common and the most expensive, because you pay rent and EMI together. RERA gives you a remedy, but a remedy is a year of your life you will not get back.
- Specification substitution. The agreement lists brands for fittings, tiles and elevators. Compare the delivered flat against that annexure line by line before you accept possession.
- Super built-up arithmetic. Carpet area is what you live in and RERA requires it to be stated. Do the maths on the loading factor before you compare two projects on price per square foot.
- Amenities delivered late or never. Clubhouses and pools are frequently the last thing built and occasionally the first thing quietly dropped. Get the amenity list into the agreement.
- Maintenance and corpus. Disputes about the corpus fund handover to the owners' association are common. Ask for the transfer terms in writing at booking, not at possession.
- Parking. Parking cannot legally be sold as a separate unit, but it is routinely charged for. Understand what you are paying and what is allotted.
Are the Top Builders in Bangalore Worth the Premium?
Yes, for most buyers, because the premium buys completion certainty, resale liquidity and a finished product that matches the agreement. The exception is the buyer who has the time and expertise to evaluate a smaller developer properly, and who is buying ready-to-move where the completion risk has already passed.
The resale argument is the one people underrate. A flat from a recognised builder sells faster and closer to the asking price, because the next buyer's bank knows the name and the next buyer's family has heard of it. That liquidity is worth real money on the day you need to move, and it is entirely invisible on the day you buy.
The counter-argument is equally real. You pay a brand premium of somewhere between ten and twenty per cent for the big names, and in a ready-to-move purchase from a competent smaller builder with clean paperwork, that premium buys you very little. If you are buying finished, judge the building. If you are buying off-plan, judge the builder.
“Off-plan, you are buying a promise. Ready to move, you are buying a building. Price the two differently, because the risk is not remotely the same.”

How Should I Shortlist Among the Best Builders in Bangalore?
Start with your commute, not your budget. Draw a forty-minute circle around where you work, list every project inside it from the builders above, and only then filter by price. Most buying regret in this city is commute regret wearing a different costume.
- Step one, fix the geography. Decide the two or three micro-markets you can live in. This eliminates eighty per cent of the market instantly and saves you months.
- Step two, pick three builders. From the list above, pick three who are active in those micro-markets in your price band. Three is enough to negotiate with and few enough to research properly.
- Step three, verify. RERA number, CREDAI membership, bank approvals, encumbrance certificate, khata. Do this before the first site visit, so you walk in informed.
- Step four, visit the old project. One delivered project per builder, five years or older, with a conversation with an actual resident. This is the single highest-value hour of the whole process.
- Step five, negotiate the extras. The base rate rarely moves. Floor rise, parking, club charges and the payment schedule often do, especially at quarter end.
- Step six, read the agreement. Pay a property lawyer a few thousand rupees to read the sale agreement. It is the cheapest insurance in the entire transaction.
Frequently Asked Questions
Who are the top builders in Bangalore?
Prestige Group, Sobha Limited, Brigade Group, Puravankara, Godrej Properties, Embassy Group, Salarpuria Sattva, L and T Realty, Assetz, Total Environment, Shriram Properties, Mantri Developers, Century Real Estate, DNR Corporation, Provident Housing, Mahindra Lifespaces, Tata Housing, Kolte Patil, RMZ Corp and Nambiar Builders. The first six appear on almost every shortlist because of their delivery volume and public accountability.
Which is the best builder in Bangalore for construction quality?
Sobha Limited is the usual answer, because of its backward-integrated model where it controls concrete, joinery, glazing and interiors in-house rather than subcontracting them. Total Environment and L and T Realty are the other two names that consistently come up in the same conversation, at higher price points.
Which builders in Bangalore build affordable apartments?
Provident Housing, which is Puravankara's affordable arm, and Shriram Properties are the two established developers genuinely operating below Rs 85 lakh. Expect outer-corridor locations and compact configurations, but proper construction and RERA-registered projects.
Are the top builders in Bangalore RERA registered?
Their projects should be, and every project above eight units or 500 square metres is legally required to be registered with Karnataka RERA. Verify the specific project's registration number on rera.karnataka.gov.in rather than trusting a builder-level claim, because registration is per project, not per company.
Which builder is best for villas in Bangalore?
Total Environment for architecture and Sobha for build quality are the two strongest villa builders in Bangalore, with Prestige, Embassy, Assetz and Nambiar competing in large gated villa communities. Confirm whether you are buying the land outright or a share in common land, because it changes your resale and rebuilding rights.
How do I check if a builder in Bangalore is genuine?
Check the project on the Karnataka RERA portal, look for CREDAI Bengaluru membership, confirm that two or more major banks have approved loans on the project, and read the encumbrance certificate and khata. Then visit a project the builder handed over five or more years ago and speak to residents about snags and maintenance.
Which area of Bangalore has the best builders?
East Bengaluru through Whitefield and Sarjapur Road has the deepest supply from the most builders, which makes it the easiest place to compare and negotiate. North Bengaluru around Hebbal and Devanahalli has appreciated fastest over the last decade, while south Bengaluru generally offers better value per square foot.
Is it better to buy from a listed builder in Bangalore?
It helps, because listed developers such as Prestige, Sobha, Brigade, Puravankara, Godrej Properties, Mahindra Lifespaces, Kolte Patil and Shriram Properties publish audited accounts and face public scrutiny over delays. It is a useful filter rather than a guarantee, and a well-run unlisted builder like Total Environment or Assetz can be the better purchase.
What is the price range of apartments from top builders in Bangalore?
Roughly Rs 35 lakh to Rs 85 lakh from affordable specialists, Rs 60 lakh to Rs 1.5 crore in the mid segment, Rs 1 crore to Rs 3 crore in the premium band and Rs 3 crore upward for luxury and ultra-luxury. Add ten to fifteen per cent for stamp duty, registration, GST on under-construction homes and one-time charges.
What should I check before booking a flat in Bangalore?
The RERA registration and declared completion date, the sale agreement's specification annexure, the carpet area rather than super built-up area, the payment schedule, the parking and club charges, and the maintenance and corpus handover terms. Have a property lawyer read the agreement before you sign anything.
