“Nobody's first Bangalore address is HSR Layout. It is where you move once you have worked out what you actually want.”
• On the second-flat neighbourhood
HSR Layout is the most quietly successful neighbourhood in south-east Bangalore. It was laid out by the state housing board in the 1980s as the Hosur Sarjapur Road Layout, which is where the initials come from, and it was planned properly: wide roads, generous plot sizes, parks, a sector grid that actually makes sense, and a lake at the top of it.
That planning is why HSR has aged better than almost anywhere else on this side of the city. When Koramangala filled up and Bellandur turned into a traffic exhibit, HSR absorbed the overflow with roads that could take it. Today it has the same demographic as Koramangala, roughly the same rents, a far better cafe-to-noise ratio, and a reputation among residents that borders on smug.
This guide covers the sectors and what each is for, where to eat and work, what rent costs in 2026, how the transport and traffic actually behave, and whether HSR is the right call for you.
Quick Information
HSR Layout, condensed. Unlike Koramangala's blocks, the sectors here are numbered in a sane order, which residents mention roughly every twenty minutes.
Where Is HSR Layout and How Do Its Sectors Work?
HSR sits between Hosur Road and Sarjapur Road, south of Koramangala and north of the Outer Ring Road, and its seven sectors run in a sensible sequence rather than Koramangala's lottery. Sector 1 is the northern end closest to Koramangala, and the numbers climb south and east toward the ORR and Sarjapur Road.
- Sector 1. Closest to Koramangala and the Silk Board side. Older housing, good local shops, cheaper rents, and the easiest exit toward Hosur Road.
- Sector 2. The commercial and social heart. 27th Main and the cafe cluster, the BDA Complex, most of HSR's restaurants and coworking floors.
- Sector 3. Residential, central, and popular with families. Walkable to Sector 2 without living in it.
- Sector 4. Quiet and well established, with some of HSR's best sector parks and a good run of independent houses.
- Sector 5. Toward the Agara Lake and ORR side. Mixed housing, newer apartments, decent connectivity.
- Sector 6 and 7. The eastern and southern edges toward Somasundarapalya and Sarjapur Road. Newer stock, more apartment projects, better value per square foot.
Sector 2 for going out. Sectors 3 and 4 for living. Sector 1 for saving money and getting out fast. Sectors 6 and 7 for space. Almost every HSR conversation reduces to this.
Why Do People Move From Koramangala to HSR Layout?
Because HSR gives you the same crowd, the same food and roughly the same rent, with wider roads and less noise. The two neighbourhoods share a demographic almost exactly: engineers, founders, early employees, remote workers and young families, mostly working somewhere on the Sarjapur Road or Outer Ring Road corridors.
The difference is physical. HSR was planned as a housing board layout with road widths and setbacks specified in advance, and Koramangala grew organically around older village roads. When both filled up with the same number of cars, one of them coped. If you have lived through a Koramangala monsoon on a two wheeler, the appeal of a road with drainage and a footpath needs no further explanation.
The trade-off is centrality. Koramangala is closer to everything in the city's core, and HSR is a little further out on every journey that is not going south or east. Our Koramangala guide covers the other side of this decision in detail.
Where Should I Eat and Drink in HSR Layout?
Sector 2, and specifically the 27th Main and 17th Cross area, which holds one of the densest cafe clusters in Bangalore. HSR's food scene skews toward daytime: coffee, brunch, bakeries and all-day places built for people who work from a laptop, which is a large share of the population here.
- Cafes and coffee. HSR's signature category. Specialty roasters, all-day kitchens and bakeries across Sectors 2 and 3, generally Rs 400 to Rs 1,000 a head. Reliably better coffee than most of the city.
- Breweries and bars. A solid cluster along 27th Main and the ORR side, mostly large-format brewery restaurants rather than cocktail bars. Group friendly, 1 AM close.
- Regional Indian. Excellent Andhra, Kerala and north Indian restaurants across Sectors 1, 2 and 6, mostly Rs 200 to Rs 400 a head. This is what residents actually eat on weekdays.
- Street food. The Sector 1 and Somasundarapalya evening carts, plus the chaat and dosa counters around the BDA Complex. Rs 60 to Rs 150 and consistently busy.
- Dinner out. Sector 2 carries most of the mid to upper range: Asian, grills, pizza and small-plate places, Rs 1,200 to Rs 2,500 for two.
- Late night. The Hosur Road and Silk Board edge keeps going longest, with shawarma and biryani counters past midnight.
Is HSR Layout Good for Working and Startups?
It is now the strongest startup neighbourhood in Bangalore after Koramangala, and arguably better for the people doing the work. HSR has absorbed a large share of the coworking market, with floors above the Sector 2 retail and standalone buildings along 27th Main, and it sits within a short ride of the ORR and Sarjapur Road tech parks that employ several hundred thousand people.
For remote workers the case is even clearer: cafes that tolerate a four hour occupancy, fibre coverage that is among the better parts of the city, and enough gyms, parks and errands within walking distance that you can spend a whole day without a vehicle. Our coworking guide covers which HSR desks are worth the money, and the starting a business guide covers the registration side.
How Do I Get to and Around HSR Layout?
By road, mostly, and on two wheels if you live here. HSR has no metro station inside the layout, which is its main structural weakness, though the Yellow Line along Hosur Road and the Central Silk Board interchange have made the southern corridor genuinely useful since opening in August 2025.
- Metro. Yellow Line access at HSR Layout station on the Hosur Road corridor and at Central Silk Board, which is also the interchange toward the Blue Line as it comes through. Both need an auto or bus at the HSR end.
- Bus. Good BMTC coverage on 27th Main, Hosur Road, the ORR and Sarjapur Road, including the ORR corridor services that tech employees rely on.
- Auto and cab. Plentiful, with the usual 6 PM to 9 PM surge. Short hops within the layout are quick because the roads are wide.
- Two wheelers. The local default, and the fastest way to move around the sectors and out to the ORR parks.
- Driving. Easier than most of Bangalore. Parking inside the sectors is manageable, and Sector 2 has paid options and building basements.
- Airport. Roughly 45 km north, typically 75 to 110 minutes. The ORR and Hebbal route is the standard, and Vayu Vajra services run from the Silk Board side.
How Bad Is the Traffic Around HSR Layout?
Inside the layout, mild. On the roads around it, severe. HSR is bordered by three of the busiest stretches in south-east Bangalore: the Outer Ring Road toward Bellandur, Hosur Road, and the Silk Board junction, and all three are heavy for three hours in the morning and four in the evening.
The practical upshot is that HSR is pleasant to live in and slow to leave in the wrong direction. Residents plan around it: errands inside the sectors, ORR trips before 8 AM or after 8 PM, and a general acceptance that a Friday evening trip to Indiranagar is a forty-five minute commitment.
How Much Does It Cost to Live in HSR Layout?
Marginally below Koramangala and clearly below Indiranagar. In 2026, expect roughly Rs 16,000 to Rs 30,000 a month for a 1BHK, Rs 28,000 to Rs 55,000 for a 2BHK and Rs 48,000 upward for a 3BHK, with Sector 2 and anything on 27th Main at the top and Sectors 1, 6 and 7 offering the better value.
HSR's housing stock is unusually varied for a planned layout: independent houses on the original plots, small apartment blocks built by owners, newer gated projects on the eastern edge, and a very large PG and co-living market serving the tech workforce. Deposits in independent houses still run high, often six to ten months, while gated projects have mostly settled at two or three.

Is HSR Layout a Good Place to Live? An Honest Verdict
Yes, and it is the neighbourhood I recommend most often to people moving to south-east Bangalore. HSR's case is that it does nothing badly: the roads work, the food is good, the parks are real, there is a lake, the rents are reasonable for what you get, and the social layer is the same one Koramangala has without the volume.
- Move here if. You work on the ORR or Sarjapur Road corridors, you work remotely, or you want Koramangala's life with room to breathe.
- Move here with a family. Sector parks, good schools within a short drive, quieter streets and a large young-family population. One of the better family choices on this side of the city.
- Think twice if. You need a metro station at your door, or your work and social life sit in the north or west of the city.
- Consider instead. Koramangala for centrality and food density, Bellandur for newer apartments closer to the ORR parks, Sarjapur Road for more space, and Jayanagar if you want established and green.
- Pick your sector deliberately. Sector 2 is the loudest and priciest. Sectors 3 and 4 give you the same neighbourhood at a lower rent and a quieter street.
What Is There to Do in HSR Layout?
Start with Agara Lake, which is HSR's best asset and the reason a lot of people picked the neighbourhood. The restored lake at the northern edge has a proper walking loop, birdlife and a steady population of runners and walkers from first light, and it is one of the more successful lake restorations in the city.
Beyond that, HSR runs on small things done well: sector parks in almost every sector, an unusually strong run of gyms, CrossFit boxes, yoga and pilates studios, run clubs that meet on 27th Main at 6 AM, board game cafes, small comedy rooms and a busy weekend market and pop-up scene in the Sector 2 buildings. Somasundarapalya Lake on the eastern side offers a second, quieter loop.
For everything else, HSR's position helps: Koramangala is fifteen minutes north, the Sarjapur Road venues are a short ride east, and the Hosur Road exit puts the day trip routes south within easy reach. The events calendar covers what is on across the city this week.
HSR Layout: Frequently Asked Questions
What does HSR Layout stand for?
Hosur Sarjapur Road Layout. It was developed by the Karnataka Housing Board from the 1980s on land between those two roads, and the initials stuck.
Is HSR Layout a good place to live?
It is one of the best all-round neighbourhoods in south-east Bangalore: wide planned roads, real parks, Agara Lake, strong food and cafe options, and rents slightly below Koramangala.
How much is rent in HSR Layout in 2026?
Roughly Rs 16,000 to Rs 30,000 a month for a 1BHK, Rs 28,000 to Rs 55,000 for a 2BHK and Rs 48,000 upward for a 3BHK, with Sector 2 at the top of each band.

No station sits inside the layout. The Yellow Line along Hosur Road, including HSR Layout station and the Central Silk Board interchange, is the nearest access and needs a short auto or bus ride.
Which is the best sector in HSR Layout?
Sector 2 for cafes, restaurants and coworking, Sectors 3 and 4 for quiet family living, Sector 1 for lower rents and quick exits, and Sectors 6 and 7 for newer apartments and space.
HSR Layout or Koramangala: which should I choose?
HSR for wider roads, more quiet, better parks and slightly lower rent. Koramangala for centrality, food density and the startup network. Same demographic, different daily experience.
Is HSR Layout good for families?
Yes. Sector parks, Agara Lake, quieter internal roads, good schools within a short drive and a large young-family population make it one of the stronger family options in the south-east.
How is the traffic in HSR Layout?
Manageable inside the layout because the roads were planned wide. The surrounding Outer Ring Road, Hosur Road and Silk Board stretches are among the worst in the city at peak hours.
Is HSR Layout good for remote work?
It is arguably the best neighbourhood in Bangalore for it: a dense cafe cluster in Sector 2, a heavy coworking supply, good connectivity and enough within walking distance to skip the vehicle entirely.
What is there to do around Agara Lake?
A restored walking loop with birdlife, busy with runners and walkers from early morning. It is HSR's main green space, with Somasundarapalya Lake offering a quieter second option to the east.
